It seems that every time I turn around, I’m getting a question from a friend, family member, customer or collegue about some form of insurance. And when they aren’t asking me, I am asking them.

There are plenty of insurances to go around. Especially when it comes to real estate! Home insurance is one phrase that lumps a lot of different insurances together. Hazard insurance, Wind insurance, Flood insurance, Title insurance, Homeowner’s insurance, Umbrella insurance, Life insurance, oh and don’t forget to get the discount on your car insurance once you buy your home.

Whew! That’s a lot.

Sometimes it feels like I answer more insurance questions than home questions. The number one answer to all of these is that as a REALTOR®, I am not licensed to give any kind of insurance information and you should talk with your trusted insurance professional about all your needs.

Which promptly gets me the question “I don’t have an insurance person, can you recommend one?”

There are many different agencies that are knowledgeable and can help. I’ve listed some local insurance agencies below. Most of the National big box insurers like Nationwide, All State, State Farm, Progressive and Geico will not insure in Monroe County.

Some things to keep in mind when you’re talking to your insurance company and looking for insurance. If you have a mortgage, you will be required to maintain Flood, Hazard and Wind insurances on your home in all likelihood. This is an unfortunate side effect of living in the Florida Keys. There are a lot of things you can do to harden your home and make it less expensive to insure. Making sure you have impact rated windows or hurricane shutters on every opening (windows and doors). The type and material of your roof will affect your rates as well, take that into account if you will be putting a new roof on your home. If you have a home alarm system, you may be eligible for a discount as well. Talk to your professional about all the steps you can take to reduce your costs and safeguard you new investment.
